Now it’s time to discuss what to expect during the construction phase; this is where designs start turning into drywall, reinforcing structure, bricks, etc. and the walls start forming spaces where you’ll make memories.

Step 1: Welcome!

After you’ve finalized the purchase of your new home, you’ll receive an Agreement of Purchase and Sale (APS). Think of it as the ultimate playbook for your home—it outlines everything from your floor plan to critical dates.

Here’s what you’ll need to do at this stage:

  • Double-check your contact information and update us if anything changes. We need to know how to reach you when exciting updates roll in!

  • Be ready to share your mortgage approval details and your lawyer’s info (if you’ve got one - and we recommend using a licensed real estate lawyer to review your APS).

Step 2: Designing Your Home

Before construction kicks off, it’s time to make your home truly yours. While some builders might rely on apps and virtual tools, we prefer the personal touch.

You’ll work directly with our team to select finishes, features, and upgrades that match your style and needs. Whether it’s choosing flooring that feels just right underfoot or lighting that sets the perfect mood, we’re here to guide you every step of the way.

Step 3: Watching Your Home and Community Come to Life

This is where things get real! 

The construction phase is all about building your home and the community you’ll be proud to call your own. Our skilled construction team pours their passion, expertise, and a little elbow grease into making every detail come together.

Here are some key milestones to watch for:

  • Construction Kickoff: Once the zoning and municipal approvals are in place, we get to work! We’ll send you an Official Notice of Construction Start so you know we’re making progress toward your new home.

  • Rising to New Heights: When the roof of your condo tower or home is completed, it’s a major milestone. Think of it as the finish line coming into view—it means we’re that much closer to handing you the keys!

  • Occupancy Dates and What They Mean: Your occupancy date will evolve as construction moves along, and here’s how it works:

    • Tentative Occupancy Date: This is the estimated move-in timeline we give you early on. It can shift as construction progresses, but don’t worry—we’ll keep you informed.

    • Final Tentative Occupancy Date: Once the roof is complete, we’ll lock in a date, with a possible extension of up to 120 days.

    • Firm Occupancy Date: 90 days before the Final Tentative Occupancy Date, your move-in timeline becomes official—only a significant issue, like a trade strike, could move it.
